Cyprus offers something increasingly rare in the Mediterranean: long open-air seasons, everyday safety, international access, family infrastructure and a way of life that works beyond the holiday months.
Limassol has become the island’s most dynamic residential market — international, connected and year-round. Yet the supply of truly considered private villas remains limited: homes with architectural intent, privacy, outdoor living, strong locations and dependable delivery.
MIXER exists for that gap
Our ambition is to create private villa concepts in Cyprus that are not benchmarked only against the local market, but against the best of Mediterranean living.

TWILL and ALTO are MIXER’s first two villa concepts — two distinct expressions of private Mediterranean living. One a small community shaped around shared lifestyle; one intimate and elevated.
Details are released selectively, as sites are secured and designs progress.
ALTO
An elevated private enclave
A handful of elevated villas designed around full sea views, privacy and a close relationship with the landscape. ALTO is the most intimate setting MIXER offers: few homes, strong individuality, and a calm, private connection to the island.
TWILL
A private villa community
A small gated community of villas arranged around shared amenities — clubhouse, pool, sport and landscaped grounds — with generous outdoor living and a quiet, rhythmic design language. TWILL is for buyers who want privacy and space without isolation: a private home within a considered, managed setting.

Each concept is shaped with the standards of leading Mediterranean private residential markets in mind — calm architecture, strong spatial planning, high-quality outdoor living and a clear sense of permanence.
Deliver with discipline
Selected concepts are advanced with experienced Cyprus-based architecture, engineering, construction and interiors partners, including SHATRO Engineering where appropriate.
The aim is simple: design ambition supported by practical execution, clear documentation and a structured route from concept to handover.

MIXER villa concepts are developed in partnership with SHATRO Engineering, a Limassol-based architecture, construction and interiors company working across premium residential and commercial projects in Cyprus
The partnership brings practical delivery experience to MIXER’s design ambition — from early technical input and buildability to construction, finishing and handover.
